Safety

Please read this before you look: do not crawl under a manufactured home, remove supports, or attempt to jack, block, shim, or anchor it. The area can involve crush, electrical, gas, plumbing, and confined-space hazards. Observe supports, anchors, skirting, and other under-home conditions only from a safe exterior position.

Work through the checklist below before a call or site visit. Collect interior details only from normal occupied areas of the home, and note under-home or exterior conditions only from a safe exterior position. Do not enter the crawl space. Home type: single-section, double-wide, or larger multi-section
Approximate width and length
Approximate year built
HUD certification label number, if it is safely visible on the outside rear of each transportable section
Data-plate information (commonly found on or near the main electrical panel, or in a kitchen cabinet or a bedroom closet)
Texas seal, if present
Whether the home has ever been moved or reinstalled
Whether any prior leveling or support work is known

What changed

Which doors bind or will not latch
Which room or side of the home is affected
Whether the change was sudden or gradual
Any recent storm, leak, drainage change, remodel, move, or nearby work
Any slow drain, soft floor, or other utility symptom

About the property

City or ZIP code
Private lot, rented lot, or community
Skirting material and any existing access opening
Fences, gates, pets, decks, pads, and parking
Any community or landlord approval requirements

Ask for the TDHCA license number before any work starts
Confirm the license number is matched to the name on the written terms

A written installation warranty

Comparing two written proposals

Compare scope line by line, not just the bottom-line number
Confirm each proposal lists the same included and excluded items
Confirm each names the licensed person or company and the terms in writing

Change-order questions

How a change to the scope is priced and approved
Whether any change must be in writing before work continues
Who signs off on a change order

How to use this checklist

The goal is a clear, organized description of the home and what you are seeing, so a conversation about scope and terms can happen without guesswork. Note the home type and approximate dimensions, record the symptoms and when they started, take exterior photos only, and ask for a license number and written scope before any work is agreed to. Keep the paperwork items for after the work is done.

Field definitions

HUD certification label: A metal label affixed to the outside rear of each transportable section of a manufactured home built to the federal standard. Its number identifies the section. Read it only if it is safely visible from the ground; do not climb or reach into an unsafe position for it.
Data plate: A paper or printed information sheet inside the home, commonly on or near the main electrical panel or inside a kitchen cabinet or bedroom closet. It records the home’s design and manufacturing details.
Support system versus anchoring system: Texas defines the support system as footings, piers, caps, and shims and the anchoring system as ties, anchoring components, and anchoring equipment. Both are parts of the broader stabilization system and may be separate line items in a written scope.
Notice of Installation: The Texas installation record (Form T) associated with a reportable installation. Ask for your copy after work is done.

Check any license number yourself in the TDHCA public license-holder search, and confirm it matches the name on the written terms.
