Mobile Home Leveling Cost: 2026 Published Price Audit

Last verified July 28, 2026113 records · Primary sources only

This page is a direct-read audit of every published price for mobile home leveling found across provider pricing pages, local estimate aggregators, and official Texas regulatory documents, verified on July 28, 2026. The dataset contains 113 records. Every figure is cited to the live source from which it was read; no figures are imputed, averaged, or estimated by this publication.

Six independent provider brands published a visible base or starting price as of the verification date. Their prices range from $495 to $1,099 and are the basis for the six-brand price-floor statistics at the top of this page. This page also covers On Level Services — which operates as relevelingpros.com and publishes separately priced regional schedules for five U.S. regions — allowing a same-brand, cross-region comparison without mixing provider brands. The dataset also includes national publisher estimates from editorial sites, local estimate pages for Corpus Christi and Laredo, official Texas and federal regulatory requirements, and provider guidance on job duration and re-inspection frequency.

For information about pier and support work — which is a separate scope from leveling elevation — see the pier and support repair service page. For context on mobile home leveling in Corpus Christi, see the homepage. The resources section includes preparation tools for homeowners.

That average is 54% above the starting price. This is the only provider-reported average in the dataset; it appears on the same pricing page as the starting price.

Same-Brand Regional Price Variation: On Level Services

On Level Services operates under the brand name relevelingpros.com across five U.S. regions with separately published price schedules. Because the same brand publishes different prices for the same home width in different regions, this section isolates within-brand geographic variation without mixing brands.

National Publisher Estimates

These figures come from national home-improvement editorial sites (This Old House, Angi, HomeGuide, Manufactured Housing Consultants). They are not provider prices; they are editorial estimates published as guides. They are included here as a separate class for comparison, not as primary price data.

All four publishers show identical or nearly identical overall and single-wide ranges ($450–$600 and $450–$900). The triple-wide estimates vary: HomeGuide and MHC publish $900–$1,200 while Angi and This Old House use $1,000+. Angi and HomeGuide range metadata shows $2,500+ as a high-end figure. These ranges are lower than the provider starting prices in Table 1 for most width categories; the datasets serve different purposes.

The CSV and JSON files contain identical records. Fields: record_id, record_class, organization, home_width_or_charge_type, metric_value_display, price_basis, source_title, source_url, verification_date, and all other columns listed in the dataset documentation.

Methodology

  1. 1. Every listed figure was read directly from the cited live page or official document on July 28, 2026.
  2. 2. One lowest published base or starting price per independent provider brand is used in the six-brand price-floor calculation.
  3. 3. On Level Services regional schedules are treated as one brand in brand-level calculations and as five regions only in the same-brand regional comparison.
  4. 4. Starting prices, stated fixed rates, provider-reported averages, publisher estimates, local estimate-page ranges, add-ons, and official fees are classified separately.
  5. 5. No missing values are imputed, open-ended figures receive no invented upper bound, and no claim of statistical market representativeness is made.

Limitations

This dataset reflects published prices and figures only, not actual bids, invoices, or market-wide data. Starting prices and stated fixed rates are minimum exposure for buyers, not expected final costs. Provider pages may be updated after the July 28, 2026 verification date. Geographic coverage reflects which providers publish prices online, not the full market.

Frequently Asked Questions

What is the six-brand published price floor for mobile home leveling?

This audit identified six independent provider brands with a published base or starting price. Those prices range from $495 to $1,099, with an unweighted mean of $823.83 and a median of $900. These are the lowest published prices found for each brand — not typical project costs.

Why do some price guides show lower numbers than provider pricing pages?

National editorial publishers (such as Angi, HomeGuide, and This Old House) publish ranges of $450–$900 overall, which overlap the lower end of provider starting prices but are below the typical provider range for width-specific work. These are editorial estimates, not provider-set prices. The sources serve different purposes: editorial guides aim to orient readers; provider pages reflect minimum charges before site-specific adjustments.

What adds to the base price of mobile home leveling?

Published add-on charges in this dataset include: tip-outs ($150–$300 per event), per-inch correction charges above an included threshold ($100–$300 per excess inch depending on home width and region), replacement materials ($0–$30 typical), earthquake-system height adjustment ($100–$200), travel beyond one hour ($100 per additional hour typical), and a cancellation fee ($499 plus travel for same-day refusal or cancellation inside 48 hours). These are published by On Level Services across its regional schedules. Pier replacement is published separately by Accurate Home Repair at from $140 per pier.

Does mobile home releveling require a license in Texas?

Yes. Texas requires a licensed and bonded installer for releveling. A Notice of Installation (Form T) must be filed within 7 days for regular installers (3 days for provisional installers). The state charges a reporting fee of $75 for the first section and $25 for each additional section. These are statutory requirements from 10 TAC §80.3(b) and the Notice of Installation, verified July 28, 2026.
